Develop and implement a strategic real estate plan that will enable VPC to double the size of their office facility and be up-and-running in less than twenty-four (24) months.
Locate buildings on and off the market that could handle the necessary infrastructure an high-end image requirements, including new construction.
Relocate to a Class A+ facility with connections to 3 Com-Ed Substations, 2 KW Generator, Supplemental Cooling units, and redundant fiber connections throughout the building.
Maintain no business interruption.

Strategy:
Completed an exhaustive search of all potential direct, sublease and build to suit opportunities.Negotiated with new construction buildings (I.E. 150 N. Riverside Plaza, 444 W. Lake Street) and off market opportunities (77 W. Wacker), that could potentially handle the infrastructure requirements and high profile image of VPC.Worked constructively with engineering firms and developers to test fit all shortlisted buildings.developments in the O’Hare market.Understand the new financing on 10255 W. Higgins Road.

Benefits Achieved:
Determined 150 N. Riverside Plaza met all requirements. Project will be delivered Q1 2017.Negotiated for an additional customized 600 rsf terrace at the top of the building at no cost. Client received above-average T.I. allowance and additional parking. Building offered VPC restaurant rights to the mezzanine level.
