Assignment:
Develop and implement a strategic real estate plan that will enable DRW to double the size of their office facility and be up-and-running in under one (1) year.Locate buildings on and off the market that could handle the necessary power and infrastructure requirements of a 400+ employee trading operationRelocate to a facility with connections to 3 Com-Ed Substations, 2 KW Generator, Supplemental Cooling units, and redundant fiber connections throughout the building.Maintain no business interruption.

Strategy:
Completed an exhaustive search of all potential direct, sublease and build to suit opportunitiesNegotiated with new buildings (I.E. 155 N. Wacker), off market opportunities (540 West Madison), and Build-to-Suit opportunities that could potentially handle the power and infrastructure requirements of DRWWorked constructively with engineering firms to test fit all shortlisted buildings.

Benefits Achieved:
Determined 540 W. Madison met all power and infrastructure requirements. Project was delivered on time and within budget. Relocated 400+ employees in a 3-phase move over 12 weeks.Negotiated the first transaction in this building after Bank of America bought ABN Amro. Building was a single user occupied (ABN Amro) prior to this transaction. Negotiated that DRW could take 125,000 RSF or 3 full floors.
